The Glossary is a free-of-charge service to help customers understand the differences and similarities of land and property registration terminology in their own country and a country in which they are searching.

It was built by official land registry organisations who really understand the meaning behind the legal expressions.

The Glossary adds a huge amount of value to understanding a foreign land and property registration environment. EULIS doesn’t charge for use of this tool and it can be found on the top right-hand corner of the live service.

Example 1: ‘Overriding Interests’

In England & Wales:
Rights in land which do not require registration to be binding against the proprietor, his successors or third parties.
In England and Wales the number and types of unregistered interests, more commonly known as overriding interests, are limited by statute.
Examples of overriding interests include legal leases for 7 years or less; the rights of a person in actual occupation of the property; and legal easements.

In Netherlands:
‘Persoonlijke rechten’
All rights need to be registered to have security against third parties. Therefore not applicable in Dutch registers
A ‘EULIS’ language was created to bridge the difference in all the languages involved. It provides one common language where the meanings have been set out considering every country.
You are able to translate from EULIS into a member country’s language and vice versa.

Example 2 : ‘First registration’

In EULIS:
Completion by entry on the register of an application by a person entitled to be registered as the proprietor of an unregistered property.

In Lithuania:
‘Registracija’
No difference is made in Lithuania between the first and subsequent registration.
